The City Council has been forced to adjust the rates to compensate for a revenue reduction of almost 1.5 million

The municipal Plenary approved last night, with the support of PSOE and Citizens, the abstention of Alternative and the vote against in PP and VOX, the modification of the tax rates applicable to the Real Estate Tax.

The measure comes as a necessary adjustment before the entry into force of a new cadastral presentation that replaces the one made in 2005, when values ​​much higher than the current ones were calculated.

However, if this variation had not been approved, the City Council would have stopped entering next year almost 1.5 million euros, a decrease that in practice would mean its economic bankruptcy.

The modification made contemplates the rise of the differential for urban real estate, which will go from 0.5 to 0.75%, and the decrease of rural properties, from 0.74 to 0.7%, while those with characteristics Specials will remain at the legal maximum, 1.3%.

Thanks to this adaptation, the santomerano consistory will receive less revenue next year for the 'contribution', but this reduction will reach an acceptable figure for municipal coffers.

According to the study, in 2020 neighbors will pay 15,806 euros less than IBI, although this global drop will be distributed irregularly.

Leaving aside the receipts of the 'contribution', the reduction of cadastral values ​​in the vast majority of real estate will be an added benefit for the vast majority of citizens: the taxable bases for the calculation of 'capital gains' will be reduced by sales and inheritances, access to scholarships and social assistance will be facilitated and deductions will be increased in the IRPF in the case of second homes.

Chained downs

The aforementioned global reduction of 153.806 euros adds to the reductions in the tax rate and the application of bonuses approved by the City Council in 2015 and 2017, thanks to which the receipts have accumulated a drop that is around 10% in the last four years .

According to the councilor of the Treasury, Paloma Cánovas, the new presentation of cadastral values, the result of the request made by the council two years ago, affects the same line of relieving fiscal pressure.
